You might think that a brand new home will cost a lot more than a used home, however, this is not always the case. Homes, even brand new ones, generally appraise for an amount similar to the other houses in that neighborhood of similar size, style and amenities. In real estate, a new house doesn’t automatically appraise for more.

In fact, there are several reasons that Capps Construction & Concrete is able to build and sell brand-new houses for the same or even less than existing construction in the same area. For one, we are our own real estate broker. By not requiring a selling agent, we are able to pass the savings in commissions on to you. Secondly, we have built many homes in this area and have the process down to a science. The economies we are able to realize by building multiples homes in the same area are another reason that we can price our homes so affordably. Finally, we strike a practical balance between luxury and affordability in all of our homes, choosing quality materials and adding nice touches to our homes without being extravagant.

For example, we typically include granite counter tops, Spanish style terracotta roof tile and double-sided fireplaces in the master bedroom/bathroom area. These touches make your new home attractive and enjoyable.

All homes are currently located in Heritage Ranch. You can enjoy the wildlife in this safe gated community that has 24-hour private security. Included is the use of private launch ramp on Lake Nacimiento. The Ranch has 2 community parks, 2 swimming pools, 2 tennis courts, 1 basketball court and lots more. Most homes are within walking distance of a full service grocery store (deli, meat dep. etc), coffee shop, and a school (Cappy Culver). The school is from kindergarten through eighth grade in the Paso High region. We also have a new pizza restaurant that has live music and takeout.
